Although many times said there was no need, the broker still called after that”, Ms. H said.
Mr. Minh, currently living in Thu Duc City, Ho Chi Minh City also has a headache because of receiving calls from a broker. Like Ms. H, Mr. Minh bought real estate in the province in 2019, then sold it, currently does not invest anywhere. However, when he needed to sell the product, he called each broker to send the goods and received very little reply. Even the broker who used to sell his products almost “ignored” his sending back the secondary products for sale. However, recently, Mr. Minh has continuously received “inquiries” from the broker about the land that was sold 2 years ago. From this reason, the broker offers him a new project of the business being offered for sale. “Although I have said many times that there is no need, but one broker calls another to call to disturb”, Minh shared.
There are many cases where old customers who have bought real estate projects are “listed” on the annoying list of corporate real estate brokers. Accordingly, despite having sold for a long time, the list of customers is passed from one floor to another. Whenever there is a new project, the brokers race to invite old customers continuously. When the market is difficult to trade, the calls from brokers are more.

Obviously, the Decree clearly prohibits the acts of calling advertising to users without the user’s express consent; call advertising to users who have opted out of receiving advertising calls; Sending an advertisement registration message when the user has refused or does not reply to receive an advertisement registration message will be fined from 5 million VND to 10 million VND… however, it seems that real estate brokers still “regardless of” ” to annoy customers.
Real estate market is difficult, brokers are “struggling”
It is not worth mentioning that many customers are bothered, even considering it as “harassment” when receiving a call from a real estate agent. This is also understandable when placed in the context of the real estate market is difficult in terms of transactions.
It can be seen that finding potential customers to buy real estate is not an easy task for real estate brokers so far. This is even more difficult in the context of a quiet market and psychological influence. Many customers, instead of “down the money”, are now in the mentality of waiting, apprehensive. When the market is active, transactions take place continuously, the frequency of brokers calling customers to offer projects will be less. When the market is quiet, finding customers is difficult, meaning that brokers “transport” customers with calls will increase. Of course, during a tough market, a lot of calls from brokers are rejected by clients.
According to Mr. V, a real estate broker in the East of Ho Chi Minh City, it is very difficult to have a long conversation with strange customers (ie customers who call from the floor’s list). Especially during a difficult market, many customers are not interested in calls, have not had time to talk about the project, many customers have “hang up the phone”.
Particularly for long-time investors, who have a close relationship with real estate brokers, at this time they are also quite shy or waiting for more deeply discounted real estate to buy. Or there are customers who are business investors, while most of them have to bear the cost of bank loans. Therefore, it is difficult for them to put money into real estate at this time.
Therefore, many real estate brokers have not had any transactions for almost a few months, or tried to hold out, or change jobs or quit. Real estate “sluggish”, brokers struggling to find customers is a reality in today’s real estate market. Meanwhile, rising costs in times of inflation make the life of the broker more burdensome.
According to industry experts, the fact that real estate buyers have difficulty accessing credit packages has caused the liquidity of the real estate market to decline. Only those who really have strong financial potential can invest in real estate now with their own capital. The market tends to shift from a medium to long-term investment state, reducing short-term buying and selling opportunities, eliminating speculators.
